Real agents. Real people. No commission. Here’s how.

Grab the to-do list a listing agent works from. Hire licensed help for just the parts you want, at a flat price. Sell like you’ve done it a dozen times, or find the home you actually want. Nobody takes a cut.

    Step 1

    Get the pro's playbook

Every step a listing agent takes, in the order they take it. Free.

Ten stages, from working out what it is worth to handing over the keys, each naming the kind of professional it falls to. It is free, it needs no account, and it is the same list whether you hire anybody or not. Most of it you can do yourself, and it tells you which parts you cannot.

    Step 2

Hire real agents by the job

A tour, an offer, a photo shoot. Flat price on the card before you say hello.

Photographs, staging, an MLS listing, a pricing analysis, somebody to field the calls and handle the offers. Hire one, hire several, hire none. Nothing here is a percentage of your sale price, because the work does not get harder when your house is worth more. Where a job needs a licence, we checked it against the issuing authority's own register.

    Step 3

Sell like a pro. Keep it yours.

Same MLS, same portals, same standard of work. No percentage on the bill.

Your listing reaches the MLS and the portals the way any other does. You keep control of the price, the showings and the decisions, and you keep the part of your sale price that would otherwise have gone to a percentage. Buying instead? The listings are here and nobody will push you into representation you did not ask for.

Why this is different

  • Every price is on the card before you talk to anybody.
  • Nothing is ever a percentage of your sale price. Ever.
  • Real agents: every licence checked against the state's own register.
  • We earn nothing for sending you to a lender, title company or insurer.
  • Nobody can buy a better spot, so nothing here is an ad.
  • Browse and ask freely. No account until you hire.

What a percentage costs on a $400,000 home

A listing-side commission at 2.5% of $400,000
$10,000
Our flat listing fee, as published today
$1,345
The difference, on those assumptions
$8,655

An illustration, not a promise. The 2.5% is an assumption about the listing side of a commission, and that rate is negotiated between a seller and their brokerage; it is not a figure we set or control. Your own number depends on your sale price, what rate you would otherwise have agreed, and which of our services you actually buy. The one thing that does not change is that our fee is a fee: it does not grow because your house is worth more.

How it works: common questions

The ones people ask before they commit an afternoon to this.

How long does it take to sell a house yourself?

The parts you control take about as long as they would with an agent: a week or two to prepare and photograph, then however long the market takes. The step people underestimate is the disclosures, because getting those wrong is what turns a smooth sale into a legal problem, and which ones you owe depends on your state and sometimes your county.

What if I get stuck halfway through?

Hire the next piece. The to-do list is not a contract and nothing commits you to finishing alone; sellers commonly start intending to do everything and hand over the offers and the closing once there is a real buyer in front of them.

Which states do you operate in?

Fewer than we would like, and the list is on the service area page. A state is either fully configured or off, with nothing in between, because a half-configured state behaves exactly like a working one right up until somebody relies on it. We would rather tell you no than take a booking we cannot honour.

Is my information sold or shared?

No. Professionals see what they need to do the job you hired them for and nothing else, a photographer never sees an offer, and nobody pays us for placement or leads, because there is nothing here to buy. What we do hold is on the privacy page in plain terms.
