Examples of their work
About
Twenty years as a listing agent, now selling the parts of the job people actually want rather than all of it at six percent. You keep control of your sale and pay for the hours you use.
Where they work
Monroe County, NY · Ontario County, NY
What you can hire them for
Showings by the hour, your home or theirs
Showings and tours
$75 an hour
A licensed agent meets the buyer at the property, opens up, answers what can be answered and reports back. Useful if you work during the day, if you would rather not be there while strangers walk through, or if you are the buyer and want somebody licensed with you.
- Two hour minimum
- Written notes after each showing
- Identity of the visitor confirmed before entry
licence checkedOpen house, hosted
Open house hosting
$275
Three hours on a weekend, signs out on the main road, everyone who walks in signed in, and a list of who came and what they said. You do not have to be in the house.
- Three hours on site
- Directional signage
- Visitor list with notes
licence checkedMLS entry and maintenance
MLS entry
$395
Your listing entered into the MLS correctly the first time, with status changes, price changes and photo updates handled for the life of the listing. Entering it wrong is the most common reason a listing quietly underperforms.
- Full data entry from your listing details
- Status and price changes for six months
- Photo order and captions
licence checkedComparative market analysis
Pricing analysis
$195
A written analysis of what comparable homes near you actually sold for, with the adjustments explained. This is not an appraisal and does not carry the same weight with a lender, and it costs a fraction as much.
- Written analysis with every comparable listed
- A suggested range, not a single number
licence checkedTalk an offer through with somebody who has seen a thousand
Negotiation consulting
$125 an hour
An hour on the phone or at your kitchen table going through an offer you have received: what the contingencies actually mean, where the risk sits, and what a counter might reasonably ask for. Advice, not representation. The decision stays yours.
- One hour minimum
- Written summary of what was discussed
licence checkedListing description written properly
Listing copywriting
$125
The public remarks, written to say what is actually good about the house rather than a list of adjectives. Screened against fair housing language before it goes anywhere near the MLS.
- Public remarks within the MLS character limit
- A shorter version for portals
licence checkedWe'll help you sell your home
MLS entry
$995
The whole listing, for one flat fee. Your house goes on the local MLS under our brokerage, out to the portals from there, and every enquiry and offer comes to you with somebody licensed reading it alongside you. You keep the price, the showings and the decisions; we do the parts that need a licence and the parts nobody enjoys. What this is not: a percentage of your sale price. It does not get more expensive because your house is worth more, and there is no commission at closing.
- Listed on the local MLS under our brokerage licence
- Syndicated to the major portals from the MLS feed
- Listing checked against MLS rules and state disclosures before it goes live
- Every offer read and explained to you, in writing
- Counter-offers drafted with you and sent on your behalf
- Corrections, price changes and status updates for as long as it is listed
- A licensed person on the phone when you need one
licence checkedFull listing with professional photography
MLS entry
$1,345
Everything in the flat-fee listing, with the photography included rather than arranged separately. A photographer visits, shoots the interior and exterior, and the edited set goes straight into the listing before it is published — which is the order that matters, because a listing that goes live with phone photographs and gets good ones a week later has already had its first week. Buying the two together costs less than buying them apart, and the saving is on the card rather than in an email.
- Everything in the flat-fee listing
- Professional interior and exterior photography, 25 to 35 edited images
- Photographs in the listing before it goes live, not after
- Photographer scheduled around you, including evenings
- Saves $95 against buying the listing and the shoot separately

Negotiation consulting
$125 an hour
You have an offer, or three, and they are not comparable on price alone. I read them with you: what the contingencies actually let the buyer do, which financing is likely to close, what the inspection window exposes you to, and where the real negotiating room is. Then we draft the counter together. By the hour, because a single clean offer is twenty minutes and a bidding war is not.
- Every offer read and compared on terms, not just price
- What each contingency lets the buyer do, in plain words
- A view on which financing is most likely to actually close
- Counter-offers drafted with you
- Available same day when a deadline is running
licence checkedOffer written up and submitted
Contract preparation
$45
You tell us the price and terms; we put them on your state's purchase form, check the contingencies and deadlines, and submit it to the seller.
- Offer on the state purchase form
- Contingencies and deadlines checked
- Submitted to the seller or their agent

Reviews
- 1.0Rosalind A.· booked, but the job did not happen·
Booked to host an open house and nobody came. I had thirty people through my front door and no agent. No message until the following day.
Rutherford Real Estate Services replied on 2026-08-19
This is on me. I had a family emergency and did not get word to Rosalind in time, which is not an excuse for leaving her without cover. I have changed how I handle a clash so it cannot happen the same way again.
Asking for a job is an introduction, not a booking and not a payment. Nothing is charged until you and they have agreed what the work is.
